Finding a rental in SMA: Landlord wants first, last, and deposit?

Hey everyone in San Miguel! I'm looking for a place to rent. One landlord wants first month, last month, and a security deposit. Is this pretty standard here? I'm trying to get a feel for what's normal. Thanks!
